General Home Inspection

My inspection process generally takes between 1 1⁄2 to 2 1⁄2 hours depending on the size and complexity of the home.
I encourage the buyer to attend the inspection so that I may discuss any issues, maintenance recommendations or grading concerns. It also presents an opportunity to explain the operation of the components and systems in the home. While it is generally more comfortable for all involved if the homeowner is not present, I have no issue if the owner chooses to remain home during the inspection. Note that the report is your property and I do not discuss my findings with anyone else without your permission. However, should I discover an issue that may pose a life safety concern for the current homeowner, I will notify them. All residential homes come with free oil tank sweep home. And I even use an infrared camera when needed on residential inspection.

Pre-List Inspection


A pre-list inspection can be an advantageous tool when selling your home.
It will provide you with a comprehensive overview of the condition of your home which will assist you and your agent. Any concerns with the home will be brought to light which then can be addressed by you prior to listing or simply disclosed to a potential buyer.
A pre-list inspection simplifies the selling process as there are no surprises after all the viewings, signings and commitments are in place.
The inspection process is the same as performed for a buyer and will include a detailed, unbiased assessment that both you and the purchaser can rely on.

Maintenance Inspection
This is a partial inspection, intended to provide homeowners with insight as to how the exterior of the home is performing.
Not everyone has the understanding of what to look for on the exterior of the home, or the ability to get to all of the areas. With a maintenance inspection, I focus on the exterior envelope of the home and assess grading, slope, vegetation which may adversely affect the home and watch for signs of animal intrusion.

No home is maintenance free! Extreme temperature swings through the seasons, rain, snow, ice and the power of the sun put your home under constant attack. Over the years these elements breakdown the very components that protect the home from water intrusion. Caulking around windows, doors and flashing, painted or stained wood, asphalt shingles all require ongoing maintenance / monitoring.

During my inspection, I will note all concerns I see and take pictures of these areas. Upon completion of my inspection, I will provide you with a report and recommendations.

Point Inspection
A 4-point inspection covers the major components found in most homes:

  • HVAC system: Heating, ventilation, and air conditioning

  • Electrical system: Electrical wiring and electrical panels

  • Plumbing system: Hot water heater and existing water damage

  • Roofing: Roof covering and roof shingles

A home inspector will visually examine your home’s structure and components to look for current or future problems and complete a 4-point inspection form. The report will include pictures of each system and the interior and exterior of your home.

All reports will be sent electronically for clients convenience. Reports should be expected within 2 to 3 days. We encourage all clients to be present during inspection for all concerning questions during inspection.

Radon is an odorless, invisible, radioactive gas naturally released from rocks, soil, and water. Radon can get into homes and buildings through small cracks or holes and build up in the air. Over time, breathing in high levels of radon can cause lung cancer.

Oil Tank Sweep

Underground oil tanks were common from the 1930s to the 1980s as a fuel source to heat homes. In a mid-80s homes we're being converted to natural gas, leaving these Underground Storage Tanks (UST) abandoned in the soil. In enough time these tanks start to corrode and leak oil into the soil. The EPA requires all abandoned underground oil tanks to be removed prior to real estate transactions. Being that this is an environmental safety concern.

A Termite Inspection by Educated Home Inspection of New Jersey is a thorough visual examination seeking to identify the presence or potential presence of conditions conducive to all types of wood-destroying insects (WDI) and wood destroying organisms (WDO).

Sewer Scope

A sewer scope is a video inspection of the lateral sewer line leading from the house at/near the foundation and connecting to the city or HOA tap or septic tank. A lateral sewer line is the privately-owned pipeline connecting the property to the publicly-owned main sewer line, HOA tap, or septic tank.  

Sewer-scoping the line can reveal blockages, damage to the pipe system, and other problems, which are vital for homeowners and home buyers to be aware of. Which must be addressed immediately.
